As the senior member of Barton Benson Jones PLLC., Mr. Barton brings with him almost 50 years of experience and accolades as one of the preeminent real estate lawyers in the state of Texas.
A graduate of Baylor University (B.A. 1962) and Harvard Law School (LL.B. 1965) Mr. Barton is currently the senior member of Barton Benson Jones PLLC., a ten-lawyer firm in San Antonio, Texas, founded in 2018.
Admitted to the State Bar of Texas in 1965, Mr. Barton has been engaged in the private practice of law in Texas since 1969, consisting of six (6) years in Corpus Christi, 13 years in Austin and the period since 1988 in San Antonio.
Board Certified in Commercial Real Estate Law by the Texas Board of Legal Specialization and a fellow of the American College of Real Estate Lawyers, Mr. Barton was a member of the Real Estate Forms Committee of the State Bar of Texas from 1986-2017. He served two four-year terms as a member of the Council of the Real Estate, Probate and Trust Law Section of the State Bar of Texas and served a three-year term as a member of the Commission of the Texas Board of Legal Specialization that administers the annual examinations for board certification of real estate legal assistants. He is a Sustaining Life Member of the Texas Bar Foundation, which named him as one of its five 2016 Outstanding 50 Year Texas Lawyers.

Mr. Barton received the fourth annual lifetime achievement award from the Real Estate, Probate and Trust Law Section of the State Bar of Texas in 2003 for contributions by a distinguished Texas real estate lawyer.
Mr. Barton received the Ralph A. Mock Award from Texas Lawyers Concerned for Lawyers in 2009 in recognition of his assistance to impaired lawyers in Texas and was the president of that organization from 2012-2013. He was recently named as the recipient of the 2018 San Antonio Bar Foundation Carolyn Thurmond Community Service Award for his work with the Texas Lawyers Assistance Program.
Mr. Barton is a member of the Founders Council of the Embrey Real Estate Finance and Development Department of the School of Business of the University of Texas at San Antonio, the San Antonio Chapter of ULI and the Real Estate Council of San Antonio. He has also served on the Relocation Committees for the San Antonio Children’s Museum and Dress for Success – San Antonio.
Mr. Barton was the editor of “Texas Practice Guide: Business Entities,” (Thomson Reuters 2017-2018) from 2003-2017 and has made approximately 200 presentations on real estate and related topics to various legal groups and other professional organizations.
As a partner at Barton Benson Jones PLLC, Mr. Benson brings 20 years of experience with a concentration in the areas of water rights, zoning and land use development and property owners associations.
A graduate of Texas A&M University (B.S. with Honors 1995) and St. Mary’s University School of Law (J.D. 1998), Mr. Benson devotes a significant amount of his practice to water-related issues including both groundwater and surface water.
In particular, he has dealt with permitting, use, ownership and conveyance matters associated with groundwater and surface water for clients. He has represented numerous clients before groundwater districts throughout the state, including the Edwards Aquifer Authority, and the Texas Commission of Environmental Quality regarding permitting, regulatory and enforcement matters.
Mr. Benson’s practice also focuses on the representation of developers and businesses before city, county, state authorities and school districts. Mr. Benson has considerable experience in zoning matters and has represented developers and property owners in numerous communities throughout the state. Throughout the development process, from commencement to completion, Mr. Benson has assisted clients in obtaining approvals related to their developments in those jurisdictions.
Mr. Benson also focuses on representing property owner associations throughout the state on a variety of matters including the preparation, amendment and interpretation of restrictive covenants as well as general corporate governance matters. He also advises association boards regarding operational issues, contracts and compliance with applicable federal and state laws as well as local statutes and ordinances and represents associations in a variety of matters before city and county departments.
At Barton Benson Jones PLLC, Ms. Castro focuses on commercial real estate, finance, business and corporate matters and mergers and acquisitions.
A graduate of the Vanguard University of Southern California (B.A. Music Education 2005) and St. Mary’s University School of Law (J.D. 2010), Ms. Castro has represented clients in the purchase, sale, lease and ground lease of commercial real estate, as well as in the representation of lenders and borrowers in connection with real estate financing and general corporate financing, representation of startups and established businesses in connection with their corporate business needs and the representation of clients in both the acquisitions and sales of business assets.
Graduating in the top 13% of her class at St. Mary’s University School of Law, Ms. Castro was inducted into the Phi Delta Phi international law fraternity, joined the Women’s Law Association and made the Dean’s List in her first year. Additionally, she was named an Academic Scholar for the St. Mary’s Office of Academic Excellence and worked for the Center for Terrorism Law as a Research Editor. She also became a Staff Writer and eventually an Associate Editor for the St Mary’s Law Journal.

These include dispositions and acquisitions, financings, development and construction and management of multifamily properties located locally and nationally.
A graduate of Southwestern University (B.S., Biology 2003) and St. Mary’s University School of Law (J.D. 2010), Ms. Cigarroa works in the negotiation and preparation of purchase and sale agreements for dispositions, joint venture agreements, construction contracts, development agreements, property management agreements and guaranty agreements as well as preparing for and facilitating closings.

A graduate of Tulane University (B.A., History 1987 Cum Laude Phi Beta Kappa) and the University of Texas School of Law (J.D. with Honors 1991), Mr. Cohen represents both start-up and long-standing business organizations, individual entrepreneurs and health care organizations in all forms of commercial transactions, mergers, acquisitions and dispositions as well as in the negotiation, drafting and review of commercial contracts.
For new enterprises, Mr. Cohen represents businesses and entrepreneurs in the organization and start-up planning and in the capitalization of business entities, raising capital through both the issuance of equity to investors and third-party debt financing.
Mr. Cohen also is engaged in forming and restructuring corporate entities, partnerships and limited liability companies and in negotiating and drafting shareholder agreements, partnership agreements, limited liability company agreements and other governance documents. Mr. Kraus graduated with a J.D. from Wake Forest School of Law where he was an Articles Editor for the Journal of Business and Intellectual Property Law, a teaching assistant for first-year torts, and a student clinician with the Community Law & Business Clinic.

Mr. Walsh is Board Certified in Commercial Real Estate Law by the Texas Board of Legal Specialization. His practice focuses primarily on representing real estate developers and investors in all aspects of commercial real estate transactions, including matters related to leasing, lending, development and land use, particularly for multi-family and senior living projects.

As Senior Counsel with the Office of the Air Force Deputy General Counsel (Energy Installations and Environment), Mr. Walsh represented Air Force interests in a variety of real estate transactions world-wide, including several multi-family housing transactions involving the privatization of over 13,000 units with combined development costs in excess of $1.3B. This representation included the successful resolution of complex source selection, bid protest, closing and portfolio management issues.
Prior to joining the Air Force, Mr. Walsh represented owners, investors and lenders in all aspects of the acquisition, financing and disposition of commercial real estate property, including contract negotiation, lease negotiation, due diligence, entity formation (including negotiation of company/partnership agreements), loan document negotiation, foreclosures, disposition of REO, master servicer/special servicer issues, water rights, land use and development issues as well as lease and loan workouts.
